What You Need to Pay When Buying a Condo in Thailand — Besides the Price

When buying a condo in Thailand, there are mandatory additional expenses on top of the purchase price: sinking fund (THB 500–700/m²), annual maintenance fee (THB 30–100/m²), government transfer fee (1–2%), and the cost of installing utility meters. All these payments are made once, right after the handover and before you get the keys.

1. Sinking Fund — THB 500–700/m² (one-time)

A capital repair reserve fund. Paid once when you receive the keys. Funds go into the condominium’s reserve account to be used for major repairs of common areas — elevators, façades, roofs.

2. Maintenance Fee — THB 30–100/m² per year

Annual payment for the complex’s upkeep, calculated based on the condo’s area and paid in advance. Covers security, cleaning, pool and garden care, and technical maintenance.

3. Transfer Fee — 1–2% of property price

The official government fee for transferring ownership. In most cases, it is split 50/50 between the buyer and the developer.

4. Installation Fee — about THB 10,000

A one-time payment for installing and connecting water and electricity meters. Paid upon handover.
After Handover, You Pay Monthly For:

  • Electricity

  • Internet / TV

Tariffs are fixed and bills come monthly.

Example Calculation

Condo 35 m² for THB 3.5M:

  • Sinking fund: THB 24,500

  • Maintenance (1 year): THB 3,500

  • Transfer Fee (50%): THB 35,000

  • Installation fee: THB 10,000

Total: THB 83,000 (~RUB 220,000)

When Are These Fees Paid?

All expenses are paid upon condo handover and before receiving the Chanote (ownership title). If you buy in installments, these fees are due at the end of construction.

Other Possible Costs
