How to Buy an Apartment in Thailand Without Leaving Home

Half of all real estate transactions we handle are done online. Clients don’t come to Thailand — everything happens remotely: selection, booking, contract signing, and even property registration. To buy an apartment, you don’t need to travel to Pattaya — just a passport, email, and a trusted agent.


This article explains step-by-step how to buy property remotely, from the first call to receiving the Chanote (title deed).

Step 1. Choosing a Property

To start, just take a short test — we learn your budget, goals (living, vacation, rental, or investment) and select options. It’s free and without obligations.

We’ll show you the properties live — via video call. We visit the location, call you, and demonstrate:

  • The apartment itself

  • The complex’s territory

  • The view from the windows

  • The neighborhood and nearby infrastructure

You see everything through our agent’s eyes — as if you were there yourself.

Step 2. Making a Deposit

If the apartment suits you, we fix the price. A deposit agreement is signed and a booking deposit is made: usually 50,000–100,000 THB depending on the property.

You’ll need to provide:

  • A photo of your passport

  • Your residential address

  • Phone number

  • Email

We send the agreement by email. You sign it (electronically or handwritten) and then transfer the deposit directly to the developer’s or seller’s account.

We’ll advise how to make the transfer quickly without losing money on exchange rates or fees.
Once payment is received, the apartment is reserved for you. The developer issues a form based on which the main contract is drafted.

Step 3. Signing the Contract

At this stage, we verify the property: for resales, we request documents and check ownership history.

The contract is prepared in English, in two copies. We also prepare a Russian version for your reference. The document is sent to your email — you sign and return a scanned copy.

Step 4. Making the Payment

For new builds, money is transferred directly to the developer’s account.

For resales, payment methods vary:

  • Bank transfer

  • Cash payment

  • Bank cheque (within Thailand)

We will suggest the safest and most convenient option.

Step 5. Receiving the Chanote

When the property is fully paid off, the final stage is property registration.

You may come yourself, but it’s not required. We issue a power of attorney to our staff, who will receive on your behalf:

  • Original purchase contract (in Thai)

  • Chanote — the official land ownership document

  • Blue Book — property registration book with apartment details

From this moment, the apartment officially belongs to you. You can come and move in, or rent it out without being in the country. We can also manage the property for you.

Can I sign the contract from another country?
Yes. All documents can be signed electronically or by hand and scanned. Originals are handled by us.

Is it possible to buy property without a visa or residence permit?
Yes. Only a passport is needed. Residency is not required.

How do I know the property really exists?
We show the apartment live, collect all documents, and conduct a thorough check before the deal.

If I buy on the resale market, who receives the money?
You transfer funds directly to the owner or as agreed. We accompany the entire process.

When do I receive the property documents?
